DSCR Calculator

Debt service coverage ratio (DSCR) compares a rental property’s monthly rent with its monthly mortgage costs. Lenders use it to assess how well the rent covers the payment when evaluating an investment property loan.

This calculator divides gross monthly rent by principal, interest, property taxes, insurance, and any association dues. A ratio of 1.00× means the rent equals those costs.

Estimated DSCR

This estimate assumes a fixed-rate loan with monthly principal and interest payments. Lenders may use different rent figures or minimum ratios. This ratio excludes expenses such as maintenance and vacancy, so it does not measure cash flow.
