Purchase loan FAQ

Common questions. Clear answers.

How much do I need for a down payment?

It depends on the program, property, and your eligibility. A 20% down payment is not required for every loan. We’ll compare your options and account for closing costs and money you want to keep in reserve.

What documents do I need to get preapproved?

Common requests include identification, income records, bank statements, and information about your debts. The exact documents depend on your employment, income sources, and loan program. I’ll help you understand what applies to you.

Do I need perfect credit to buy a home?

You do not need perfect credit, but credit history and scores affect eligibility and loan terms. We’ll review your full situation rather than assume one score tells the whole story.

When should I get preapproved?

Have an initial conversation while you’re planning, and consider preapproval before you begin seriously shopping. Preapproval is conditional, may expire, and is not a guarantee of final loan approval.

How long does the homebuying process take?

Your home search and your loan timeline are separate. Once you’re under contract, timing depends on the contract, documentation, appraisal, title work, and underwriting. We’ll discuss a realistic timeline for your situation.

Can I buy an investment property with a loan?

Investment-property financing is available, but requirements and costs differ from financing a primary home. Occupancy, property type, income, and your broader finances all matter.

Can I buy a home if I’m self-employed?

Self-employed buyers can qualify for mortgages. Documentation depends on the program and may involve tax returns or other eligible income records. We’ll look at how your income is documented and which options may fit.

How much home can I afford?

We’ll start with a monthly payment you’re comfortable carrying. I’ll help you account for taxes, insurance, mortgage insurance, HOA dues, other expenses, and the savings you want to keep. The calculator gives you an initial estimate; our conversation turns those numbers into a financing plan.
